Analisa Investasi Perumahan Green Semanggi Mangrove Surabaya

Abstract

Saat ini sedang dikembangkan pembangunan perumahan “Green Semanggi Mangrove” di Surabaya Timur. Penelitian ini bertujuan untuk mengetahui kelayakan proyek pembangunan Perumahan Green Semanggi Mangrove terhadap segi finansial dengan kriteria kelayakan investasi yaitu NPV, IRR, dan PI kemudian diuji tingkat sensitivitasnya untuk mengetahui kelayakan proyek pembangunan tersebut. Dari segi finansial, harapan pengembalian investasi dengan umur 5 tahun dapat terpenuhi dengan IRR 23% atau 12% lebih besar dari MARR. Dengan nilai investasi sebesar Rp. 77,097,749,601,- dihasilkan NPV sebesar Rp. 6,548,706,541,- didasarkan pada tingkat okupansi 35%. Dari hasil perhitungan analisa sensitivitas, dapat dilihat bahwa investasi proyek Perumahan Green Semanggi Mangrove akan tetap bisa diterima sampai batas maksimum biaya investasi bertambah hingga 25%.
