Analisa Penetapan Harga Jual Rumah di Perumahan Tirtasani Royal Resort Malang

Abstract

Perumahan Tirtasani Royal Resort merupakan salah satu perumahan yang terletak di Kota Malang. Developer perumahan melakukan pengembangan dengan pembukaan cluster baru bernama Royal River. Dalam pengembangan sebuah cluster perumahan, tentu ada biaya-biaya yang dikeluarkan. Biaya-biaya tersebut harus dikembalikan dengan harga jual. Faktor yang mempengaruhi besarnya harga jual ditentukan dengan besarnya biaya tetap (fixed cost) dan biaya variabel (variable cost). Penelitian ini bertujuan untuk menganalisis harga jual rumah di Perumahan Tirtasani Royal Resort cluster Royal River. Analisis penetapan harga jual dilakukan dengan metode Analisa Titik Impas melalui analisis biaya tetap dan biaya variabel dari rencana investasi, dengan margin keuntungan 10%, 20%, dan 30%. Dari hasil analisis untuk tipe rumah 40-84 dengan margin profit 10% didapatkan harga jual sebesar Rp 403.018.204, margin profit 20% didapatkan harga jual sebesar Rp 439.656.223, dan margin profit 30% didapatkan harga jual sebesar Rp 476.294.242. Sedangkan untuk tipe rumah 106-90 dengan margin profit 10% didapatkan harga jual sebesar Rp 731.205.216, margin profit 20% didapatkan harga jual sebesar Rp 797.678.418, dan margin profit 30% didapatkan harga jual Rp 864.151.619.
